Payment Stages

At 2L Constructions, we aim to keep our payment process clear and easy to understand. For projects that require a building permit, payments are made in stages — each one tied to a specific point of progress.

Permit Projects

Projects requiring a
building permit

Most patio, verandah, and pergola projects in Victoria require a building permit. These six stages apply when a permit is needed.

Pre-construction payment

$450
Part of total quote price

For projects that require a building permit, we take an initial pre-construction payment of $450. This is not an extra cost — it forms part of the total quoted price.

  • Gathering property information
  • Reviewing site details
  • Preparing the required drawings
  • Checking for easements, building restrictions, or council requirements
  • Identifying whether any design changes may be needed
  • Checking whether there may be additional costs from council or other authorities

We do our best to identify any likely issues at this stage. However, some requirements may only become clear later in the permit process.

Final design and contract price review

Once we have reviewed the property information and developed a design that will work best, we will confirm whether the final contract price needs to be adjusted. This may happen if there are council requirements, permit conditions, design changes, or other site-specific issues that were not clear at the time of the original quote.

Contract and deposit

5% or 10%
Deposit — part of contract price

If the remaining contract price is over $10,000, a building contract will be prepared and signed before work proceeds further. After signing, a deposit is required.

  • 5% deposit for contracts over $20,000
  • 10% deposit for contracts under $20,000

For contracts over $16,000, Domestic Building Insurance is also arranged at this stage where required.

Building permit submission

Once the deposit has been paid, we submit the building permit application for review and approval. The project cannot move into the material ordering stage until the building permit has been approved and a permit number has been issued.

Material ordering

50–60%
Of contract price

Once the building permit has been approved, the next stage payment becomes due. This payment covers the cost of ordering your building materials. Most custom patio and verandah materials take around 2 to 3 weeks to arrive after ordering.

Final payment

Remaining balance
Due on completion

The remaining balance is due once all building works have been completed. This is the final payment under the contract.

Projects
under $10,000

For smaller jobs, the payment structure is simpler. The exact split may vary depending on the job.

Payment Terms

Invoices

Invoices are usually due within 3 days of issue. Keeping payments on time helps us keep the project moving, book materials, and avoid delays with suppliers or permit-related stages.
